60 Balliol is privately-owned land that is currently vacant. 33 Davisville is included as an address in the development application because the underground parking structure of 33 Davisville extends into and is located within the boundaries of 60 Balliol. However, the existing apartment building at 33 Davisville will remain as part of the proposal.

Who is the developer?
Osmington Gerofsky Development Corp (OGDC) is a real estate development company working with the owners of the property to obtain planning approvals for the development of the lands
What is currently on the site?
The site is privately-owned land that is currently vacant. The site also includes 33 Davisville for application purposes because the underground parking structure of 33 Davisville extends into and is located within the boundaries of 60 Balliol. The existing apartment building at 33 Davisville will remain.
Will the existing building at 33 Davisville be torn down?
No. The existing building at 33 Davisville will not be torn down as part of this proposed development.
Is there going to be greenspace in the future?
We are excited to inform you that we will be dedicating land to the City of Toronto for an on-site public park. The new public park will be located on the east side of the proposed development, fronting onto Balliol Street and beside the Sculpture Garden to the east.
What are the plans for the site?
The proposed plans include a 40-storey condominium, inclusive of a 6-storey podium. The podium stretches along Balliol while the tower portion rises on the west side of the site. The existing underground parking at 33 Davisville/60 Balliol would become a part of the re-designed underground.
What will happen to the underground parking at 33 Davisville if the proposal is approved?
The underground parking that exists at 33 Davisville and 60 Balliol would be altered as part of the development. The underground parking will be closed during construction. The plan includes demolishing large portions of the garage and rebuilding it to accommodate the new development. Accommodations would be made for tenants who currently use the parking garage during the construction period and replacement tenant parking would be provided when construction is completed.
What stage in the process are you at?
We have just made a resubmission to the City of Toronto, but there are still some steps that need to happen before major construction would be permitted to take place, which includes a final review by City Staff and ultimately, a decision by Toronto City Council. Following a decision, the proposed development will undergo additional review through the Site Plan Approval process before any construction could occur. A decision on the applications by City Council is not expected for 4 months to 6 months.
If approved, when could construction start?
We have revised our application and submitted it to the City of Toronto for their review. There are still some steps that need to happen before construction would be permitted to take place, which includes a review by City Staff and ultimately, a decision by Toronto City Council. While we cannot offer a guarantee on timing, we anticipate that there are 4 to 6 months remaining before a decision by City Council.
